RULES & REGULATIONS

 

  1. A separate cashiers check or money order for the security deposit and the $40.00 application fee must accompany your application; to be made payable per Landlord and/or Management's instruction. Agents may not accept an application without the deposit. After you have been approved if you should change your mind about leasing the deposit will be forfeited.

     

    Most Owners will not hold any unit longer than 30 days, unless the property owner has approved an extension.

     

  2. Resident must provide proof that utilities (electricity, gas, and water) have been turned on in the Resident's name before the keys will be released. A letter or receipt from the utility company or confirmation number is sufficient proof.

     

  3. Within 48 hours from the date you move into your home, you are required to turn in the "Move-In Inventory and Condition Form." This allows us to schedule necessary maintenance and PROTECTS YOUR SECURITY DEPOSIT against "pre-existing" damages! All repair requests are to be submitted in writing through our website, fax or mail. "Emergency" repairs can be called into our office but then the issue must be submitted as well in writing from the tenant.

     

  4. Please do not call the agent that leased your unit concerning repairs and/or maintenance. Scheduling work orders is coordinated through office personnel ONLY. The office phone is answered 24 hours a day.

     

  5. If your unit has a trash compactor or icemaker, it may not be in working condition. We do not pay for repairs to these appliances.

     

  6. All condominium units have at least one cable outlet. Cable and/or telephone outlets in rent houses may or may not exist. Should there be any existing cable and/or telephone outlets there is no guarantee that they are functioning properly. This is the tenant's responsibility. Additional telephone and/or cable outlets for houses can be arranged for installation through the appropriate cable and/or telephone company servicing your area. All cable service costs are the resident's responsibility for all properties. Should you wish to have a satellite dish installed you will need to get prior written authorization before proceeding.

     

  7. If it is determined that a reported repair or maintenance problem in your unit is due to resident negligence, the resident is responsible for payment of the repair costs.

     

  8. Waterbeds are allowed as long as there is renter's insurance that contains a waterbed rider to it. Waterbeds are not allowed in a 2nd or 3rd floor dwellings. Resident will be required to provide proof of the insurance to management and/or landlord.

     

  9. To decrease malfunctions in equipment, and to help enforce safety measures for your and other residents, you will be required to:
    • Check your smoke alarms once a month and report any malfunction to the office (resident is responsible for the replacement of batteries).
    • Replace your AC/heater filter at least every month.
    • Follow "cold weather" procedures to prevent pipes from freezing during winter months.
    • Read and comply with the Homeowner's Association Rules & Regulations concerning patios, balconies, and parking if your unit is a condominium or town home. Residents are subject to fines for violations of these rules. Boats, RV's, and trailers are not allowed on most condominium properties. Request a website link to the HOA Rules & Regs.

     

  10. Pets may or may not be allowed in your residence depending on the individual owner instructions. Pet owners MUST comply with HOA rules and/or municipality rules. HOA associations generally have a weight requirement of not more than twenty (20) pounds. Lease laws must be obeyed at all times, and pet owners must clean up the waste left by their pet on the property. Violation of pet rules can result in fines and your eviction. If you have a pet and have not paid a pet deposit and signed a pet agreement, you are in VIOLATION of your Lease Agreement. If you do not pay the appropriate pet deposit and sign the pet agreement, or if your pet is found to be in violation of weight limitations, you must immediately remove the pet or you will be fined and can be evicted.

     

  11. Upon vacating the unit any existing or added fixtures or ceiling fans must permanently remain on the property (except refrigerators, stoves, washers, and/or dryers purchased by resident).

     

  12. If your bank for any reason returns any rental payments to us, all future payments for rent must be made by certified funds (money order or cashier's check). If the returned check was due to a bank error, a written letter from the bank representative must be presented in order to clear check-writing privileges. No personal checks will be accepted after the 3rd day of the month for rental payments.

     

NOTICE: Each person filling out an application must sign and return the rules and regulations along with the application. All funds must be paid in cashier's check, money order, cash or electronically thru our website. Your personal information will be shared with the owner of the property for approval processing.

 

The property will be removed from the market until you are approved, the deposit paid, and lease signed by all applicants. Rent due at move in is equal to one full month's rent even if you move in during the middle of the month. Pro-rate rent will be issued the following month.
